Infrared thermal imaging uses a calibrated thermal camera to visualize temperature differences across building surfaces. In buildings, temperature differentials reveal: moisture infiltration (wet materials hold temperature differently), electrical hot spots (overloaded circuits, failing connections), insulation gaps (thermal bridging visible as cold spots), active water leaks in walls and ceilings, and radiant floor heating system faults. This is a non-invasive diagnostic method that does not require opening walls.

Can thermal imaging find hidden water leaks?
Yes, with an important caveat. Thermal imaging can detect the presence of moisture in building materials because wet materials cool differently than dry materials (evaporative cooling effect). A skilled thermographer can identify the extent of wet areas even behind walls and ceilings. However, thermal imaging does not directly detect liquid water — it detects temperature differentials that suggest moisture presence. The interpretation of thermal images requires training and experience; a warm spot in an exterior wall may indicate electrical issues, not moisture. Our thermographers document findings with both thermal and visible-light images and interpret findings based on context.
